How hard is the home inspector exam?
It's a serious professional exam, and difficulty depends heavily on your background and preparation. Here's what tends to make it challenging and how people prepare.
What makes it challenging
- Breadth. It covers every major house system plus reporting and ethics, so few people start strong in all areas.
- Length. About 200 questions over roughly 4 hours tests stamina as well as knowledge.
- Scenario questions. Many items describe a situation and ask for the best action or most likely concern, so recall alone isn't enough.
- Scaled scoring. You can't simply aim for a fixed percentage, because scores are scaled and some items are unscored. See exam format and scoring.
Who may find it easier
People with construction, trades or real estate backgrounds often have a head start on systems questions, but may still need to study inspection standards, reporting language and professional responsibilities.
How to prepare
- Complete any education your state requires.
- Read a task-by-task study guide.
- Practise with questions and explanations, focusing on weak tasks.
- Take timed practice exams before booking or close to your date.
