Analysis of Findings & Reporting · Task 15 of 19
Scope limitations study notes
What wasn't inspected, why, and what to do next.
Key points
- Common limitations: snow, rain, steep or wet roofs, storage, finishes, locked rooms, utilities off, pets.
- Safety-based limits are valid: unsafe crawlspaces, live hazards.
- A good limitation says what wasn't seen, why, and a recommendation (e.g. inspect once access is available).
- General disclaimers don't excuse failing to report visible defects.
- AC not operated in cold weather: state the reason and recommend testing later.
- Never claim 'no defects' for areas not inspected.
Exam tip
specific limitations beat boilerplate.
